The developer buyer can start in a month.
Situated near the tip of Costa Rica’s remote Osa Peninsula, the town of Puerto Jimenez might not seem like a tourist destination if you were just passing through. On any given day, locals can be seen doing business in the small downtown or tending to their fishing boats bobbing in the bay. But when you see a Scarlet Macaw parrot flash red, blue, and yellow overhead or a dolphin surface in the bay, you’ll soon realize that there’s a lot more to this modest seaside town. In this post, we’ll give you an overview of Puerto Jimenez and explain why it is the perfect outpost for exploring the raw nature of the Osa Peninsula.
During the 1960s, Puerto Jiménez was a haven for gold mining and logging. Today it is a popular tourist destination due to its proximity to the national park, and has an active nightlife with several bars and restaurants. The town also boasts a supermarket, several clothing and shoe stores, a bakery, an art gallery, and several other shops. There are several hotels and hostels in Puerto Jiménez, including Lunas Hostel, Cabinas Jimenez, and Crocodile Bay Resort. The Corcovado National Park and Golfo Dulce Forest Reserve, where sightings of scarlet macaws, toucans and trogons are common, are located partially in this canton.
Cañaza is a small community just down the road about 10-15 minutes’ drive away from Puerto Jimenez. There are a lot of expats in the area that bought land and settled here. It offers sincere privacy – private beaches and beautiful private forest. One of the upcoming areas in la Osa also because of the development of Golfito with the Marina.
The property consists in 6 different cadastral plans. All of them are concessions already registered due to their proximity to the coast line. Around the property there are very few constructions and the general environment is green and virgin area.
·Foot print close to 30% over de 60 concessions.
·I see this project property as one of the most advanced in the country to be developed.
·The 6 concessions have a regulatory plan and marina approved by the CIMAT and regulatory plan
·Its largest front is along the coast with a depth of around 200 linear meters.
·The concessions have their respective concession contracts in force and duly registered in the Public Registry.
·Each of these owners received from the Municipality of Golfito the concessions properties, because these are considered Maritime Zones. The resolution of ·Concession in the Maritime Zone was declared by the Municipality of Golfito to the five companies that own the lands that make up the total project
·This property is up to date with municipal payments
·For any permit or study of this land a cession of rights from the other properties can be processed
·Every property has its own certification of land use.
·Resolution indicates approval of environmental assessment document D1
·Study for the development area: 17 ha 4910 sqm
·Through different curves, every piece of land is interconnected as a whole.
·Only one sector would have 2 levels and this would generate that 90% of the land has open views.
·The use of the 6 concessions is mixed, tourism, and residential with a low foot print.
·Kind of feasibility study included and all studies.
Peter’s take on this model development, it has all features. The location in one of the hottest upcoming areas of Costa Rica. In one month according the owner, you can start the planning and construction of the development project. A really pristine and beautiful area of Costa Rica.
